Selling your home takes a lot of preparation and work.  Right now there is about a six month supply of homes for sale in the Austin area (about 11,000 homes), and sales have decreased about 20% in 2008.  That means you have to make your house really shine to get it sold.  And, if you want to reduce the number of showings and days on the market AND get top dollar, you need to follow the advice of a professional like me, who is out showing homes regularly and knows what picky buyers are looking for! 

It can be a good exercise for you as a seller to go out and see homes that will be the competition - or at least look at them online.  You might be surprised by what you see - and you might get some ideas about how to stage your home.  Staging is critical these days, and will make the difference between a home that sells and one that doesn't.
